What do you need to know about Trust for your property in Mazatlan

Si usted es extranjero y adquirió o pretende adquirir un inmueble en la ciudad a través de un fideicomiso, por favor invierta en una consulta con un buen abogado o notario público, para que se asegure de que no va a quedar la propiedad volando en caso de que usted fallezca.
Tenía la idea de que los extranjeros que adquirían inmuebles en nuestra ciudad eran cuidadosos en relación con los temas legales relacionados con la propiedad del inmueble.
En términos generales puedo decir que los extranjeros si le ponen atención al tema de la transmisión de esos derechos en caso de fallecimiento.
Sin embargo, han llegado varios casos a mi despacho en donde el común denominador es el enorme descuido legal en que han caído algunos extranjeros que adquirieron bienes raíces en el puerto.
Hay fideicomisos donde no se designó fideicomisario sustituto o se designó, pero fallecieron tanto el original fideicomisario como el sustituto y la propiedad queda volando en el aire.
Hemos visto casos en donde falleció el fideicomisario original, este otorgó testamento nombrando heredero y el heredero fallece sin haber legalizado y ejecutado el testamento, dejando, de nuevo, la propiedad en el aire.
Tenemos casos en donde el extranjero “compra” una propiedad, pero deja pendiente la celebración de un fideicomiso, que es el único vehículo legal a través del cual un extranjero puede adquirir un inmueble en la ciudad.
En este último ejemplo, hemos visto casos en donde, además de que nunca se celebró el fideicomiso, quien compró el inmueble (que sería el fideicomisario), fallece sin dejar testamento o dejó testamento, pero a su vez el heredero también fallece.
En fin, en todos los ejemplos que he comentado hay un denominador común: la falta de atención absoluta del extranjero en el tema legal relacionado con la propiedad del inmueble.
Si usted es extranjero y adquirió o pretende adquirir un inmueble en la ciudad a través de un fideicomiso, por favor invierta en una consulta con un buen abogado o notario público, para que se asegure de que no va a quedar la propiedad volando en caso de que usted fallezca.
Si usted deja la propiedad volando, tenga por seguro que algún sinvergüenza se aprovechará de la situación para quedarse con el inmueble. Es más, hay asuntos en donde alguien invade la propiedad y, ante el descuido legal que le he platicado, los herederos del extranjero o el mismo extranjero si aún vive, no pueden defenderse debidamente en tribunales.
No sea desidioso, invierta tiempo y dinero en la seguridad jurídica del inmueble. No deje a sus herederos problemas.

I had the idea that foreigners who bought the property in our city were careful about legal issues related to property ownership.
In general terms, I can say that foreigners do pay attention to the issue of the transmission of those rights in the event of death.
However, several cases have come to my office where the common denominator is the enormous legal negligence into which some foreigners who acquired real estate in the port have fallen.
There are trusts where no substitute trustee was appointed or was appointed, but both the original trustee and the substitute have died and the property is left flying in the air.
We have seen cases where the original trustee died, the latter granted a will naming an heir, and the heir dies without having legalized and executed the will, leaving, once again, the property up in the air.
We have cases where a foreigner “buys” a property, but leaves a trust pending, which is the only legal vehicle through which a foreigner can acquire a property in the city.
In this last example, we have seen cases where, in addition to the fact that the trust was never held, the person who bought the property (who would be the trustee), dies without leaving a will or left a will, but in turn the heir also dies.
In short, in all the examples that I have commented there is a common denominator: the absolute lack of attention of the foreigner in the legal issue related to property ownership.

If you leave the property flying, rest assured that some scoundrel will take advantage of the situation to keep the property. What’s more, there are cases where someone invades the property and, given the legal negligence that I have told you about, the heirs of the foreigner or the foreigner himself if he is still alive, cannot properly defend themselves in court.
Do not be lazy, invest time and money in the legal security of the property. Don’t leave your heirs trouble.

Mini Mangonada Floats
Mango float, or mango royale, is a beloved Filipino icebox cake that consists of layers of graham crackers, sweetened whipped cream and fresh mango.
This no-bake recipe is perfect for serving in individual portions at a party. Feel free to make it the night before, so the mini trifles are ready to go for your festivities.
Ingredients
- 9 graham cracker sheets
- 1 cup heavy whipping cream, chilled
- ¼ cup sweetened condensed milk (from 1 [14-ounce] can)
- 2 (14 ounces total) mangoes or 1 (14-ounce)
- 1 cup warm water
- ⅛ cup honey
- 2 tablespoons chamoy (such as Tajín)
- Chili-lime seasoning (such as Tajín)
- Dried mango slices (optional)
Method:
- Process graham crackers in a food processor until fine crumbs form, about 30 seconds. Set aside.
- Beat whipping cream in a large bowl with a hand mixer on medium-high speed until soft peaks form, about 2 minutes. Add condensed milk; beat until stiff peaks form and mixture is fully combined, 1 to 2 minutes. Place bowl of whipped cream in refrigerator until ready to use.
- Peel and cut mangoes into 1/4-inch cubes, and place in a medium bowl. (You should have about 1 1/2 cups of mango cubes for the floats.)
- Whisk together warm water and honey in a small bowl until honey is dissolved. Pour over mango cubes in a medium bowl, and let stand for 30 seconds. Pour through a fine mesh strainer; set mango cubes aside. (This step helps slow the process of the fruit turning brown.)
- Place 1/2 tablespoon graham crackers in bottom of each of 18 (3-ounce) mini shooter cups. Layer each with 2 teaspoons whipped cream and 2 teaspoons mango cubes. Top each with 1/2 teaspoon chamoy and a sprinkle of chili-lime seasoning. Chill until cold and whipped cream is firm, at least 30 minutes or up to 12 hours.
- For a garnish, you can use dried mango slices cut into flower shapes using 7- x 3- x 2-inch cookie cutters. Using kitchen scissors, cut a 1/4-inch slit between 2 petals to be able to attach each flower onto the rim of your shooters.
